Yes, if the property is worth at least 350 monthly minimum wages, is titled only in your name and is registered with Banco de la República, it can qualify you for the M (Migrant) investor visa [1][3]. It is not residency and not a fast track to citizenship: residency is a separate application after 5 years on that visa, and citizenship takes about 5 more years on top [1][4].
Can foreigners own property in Colombia?
The Constitution gives foreigners in Colombia the same civil rights as Colombians, and it lets the law restrict those rights for reasons of public order [5]. Exchange rules treat property in Colombia bought by a non-resident, either directly or through a trust arrangement, as foreign direct investment [6]. That classification is what links a property purchase to the visa rules below.

The investor visa through property
Colombia's investor visa is a Migrant (M) visa. Resolución 5477 de 2022, in force since 21 October 2022, lists "Inversionista" as a category of the M visa, and the Resident (R) visa no longer has an investor category [1]. Cancillería's own reclassification table shows the old resident investor visa moved into the M type [2].
You can qualify in one of two ways [1][3]:
- Real estate. Property worth at least 350 monthly minimum wages (SMMLV), with title held exclusively in your name, plus registration with Banco de la República of the foreign investment you used to buy it [1][3].
- Other foreign direct investment. Registered investment of more than 650 SMMLV in your name [1][3].
The threshold is measured in minimum wages on the date you apply [1]. At the 2026 minimum wage of COP 1,750,905 [8], the figures work out as follows:

The USD column uses the TRM of COP 3,312.84 per dollar for 1 October 2026 and is approximate [10]. The rule is set in minimum wages, not dollars, so the COP amounts move every January when the wage changes, and the dollar amounts also move with the exchange rate [1].
The 2026 wage itself went through a legal back-and-forth. Decreto 1469 of 29 December 2025 set it, and after the Consejo de Estado provisionally suspended that decree, Decreto 0159 of 19 February 2026 restated the same amount on a transitional basis [8]. La República reported on 17 July 2026 that the Consejo de Estado had revoked the order that provisionally suspended Decreto 1469, leaving the amount unchanged while the case continues [9].
Besides the property, the application asks for bank statements for the last three months showing solvency and for health cover [1]. The visa lasts up to three years [1][3]. You must keep the investment for the whole time the visa is valid, tell the visa authority straight away about any change to it, and show on renewal that you kept it throughout the previous visa [1].
The visa lets you request beneficiary visas for an economically dependent spouse or permanent partner, children up to age 25, and a child with a physical or mental disability [1]. Holders of a visa valid for more than three months, and their beneficiaries, are issued a cédula de extranjería by Migración Colombia [1].
A separate M visa for partners or owners of a Colombian company starts at 100 SMMLV, or COP 175,090,500 in 2026 [1][8]. That is a business route, not a property one.
Why the Banco de la República registration matters
Registration is more than a visa formality. A registered foreign investment carries exchange rights, including the right to send the proceeds of a sale, and net profits, abroad in foreign currency [6][7]. Those rights arise once the investment is made and its registration declaration has been presented to Banco de la República [6].
If you bring the money in through the exchange market, using a bank, another authorised exchange intermediary or a compensation account, the investment is registered automatically with the information you supply [7]. If the money did not come in that way, you can file a registration declaration in Banco de la República's Sistema de Información Cambiaria, at any time [7]. The visa application uses the investment statements from that same system as evidence [3].
The path to residency and to citizenship
Residency. After 5 years as an M investor visa holder, you may apply for a Resident (R) visa based on accumulated time [1]. Meeting the time requirement does not guarantee the R visa [1]. The time only counts as continuous if each new visa is granted before the previous one expires, and a salvoconducto does not count toward continuity [1].
An R visa gives an open work permit, must be renewed every 5 years, and lapses if you are out of Colombia for 2 consecutive years [1]. Those rules apply to the R visa, not to the M investor visa.
Citizenship. Naturalisation is governed by Ley 2332 de 2023 [4]. You must hold a resident visa and have 5 continuous years of domicile in Colombia immediately before applying, counted from the date the resident visa was issued [4]. Years on the M visa do not count toward those 5 [4]. Leaving Colombia for a year or more before you apply interrupts the domicile [4].
The wait drops to 2 years for people married to or in a permanent partnership with a Colombian, people with Colombian children, and where reciprocity applies [4]. Naturalisation is a discretionary decision of the President, delegated to the Foreign Minister [4]. You do not lose Colombian nationality by holding another one [4].
For family, a parent can ask for nationality to be extended to minor children who hold R beneficiary visas, while adult beneficiaries apply on their own [4].
So the honest timeline on the investor route is about 5 years on the M visa, then about 5 years on the R visa, before you can apply for citizenship, with an approval decision at each step [1][4].
What you may hear
- "Citizenship in five years." The 5 years of domicile count from the date your resident visa is issued, and the investor visa is not a resident visa, so the minimum on this route is about 10 years [1][4].
- "It is a resident investor visa." That category ended on 21 October 2022, and the investor visa is now type M [1][2]. Bloomberg Línea reported the change in July 2023 [11].
- "You need US$100,000, or US$200,000 for property." These figures come from the old rules; today's threshold is set in minimum wages, 350 SMMLV for property and more than 650 SMMLV for other investment [1][3].
- "The whole family gets citizenship." Family members can come as visa beneficiaries [1], but only minor children can have nationality extended through the parent's application [4].
